Preparing for Market: Title Issues

We guide our clients through title preparation for a smooth transaction

1) Preliminary Title Report:  We always order this immediately.

2) Proper Vesting:  If title is not held in fiduciary's name, make sure the court order naming you is available for both your attorney and the Title Company.  Vesting correction may be made prior to listing or during escrow.

3) Outstanding liens. Make sure mortgage payments and taxes are current.  Check for revers mortgages and any previously unknown liens.  

4) Notices of Substandard and Orders to Comply.  Can affect the buyer's ability to obtain financing. In these cases, an all cash buyer will be required.
